Two million square feet planned
for Carlsbad

Carlsbad Oaks North Business Park
will bring a projected two million square feet ofoffice, R&D
and industrial development over the next five years. The 414-acre
master-planned development, which includes 220 acres of natural
open space, is located on Faraday Avenue, between El Camino
Real and Melrose Drive, in Carlsbad. San Diego- based Techbilt
Companies is the developer. The project development is taking
place in conjunction with the opening of the recently completed
El Fuerte Street extension to Palomar Airport Road as well
as the Faraday Avenue extension to Melrose Drive opened in
2007. |

Carlsbad Oaks North Business Park
will bring a projected 2 million square feet of office, R&D
and industrial development to the city of Carlsbad over the
next six years. The 400-acre, master-planned development is
located on Faraday Avenue,between El Camino Real and Melrose
Drive, in Carlsbad. San Diego-based Techbilt Cos. is the developer.
Last month, Kilroy Realty Corp. (NYSE: KRC) purchased 24 acres
here for $15.8 million. Phase 1 grading, consisting of 53.2
acres (eight lots), was completed in January. Phase 2 grading
of an additional 46.5 acres is currently under way. |

distribution project in Poway, is 70 percent leased, according to Ted Cuthbert
and Elena Amble of Colliers International, who represent Techbilt Cos. Located
in the heart of the South Poway Business Park at 11860-11880 Community Road near
Stotler Court and Kirkham Way, the 145,685- squarefoot project features two freestanding
distribution buildings totaling 115,674 square feet, divisible to 4,096 square
feet, as well as a 30,011- square-foot flex/R&D building, divisible to 3,115
square feet. |
